South Gardens, Elephant Park

Overview

South Gardens is the first phase of a masterplan to regenerate the former 1970s Heygate Estate into 2,500 new homes, known as Elephant Park. The project consists of three main building types: 3-storey townhouses, 8-storey mansion blocks and a 16-storey tower, all surrounded by an abundance of natural life, with the addition of green walls and roofs on some builds. This £11m ecologically conscious development, designed by architects Maccreanor Lavington, combines traditional living with modern values for an award-winning first stage residential project.

This overall regeneration has had £4 billion worth of investment, which has instigated huge local change for Elephant and Castle. When complete, it will be the largest new green space created in London for 70 years. Sustainability is undoubtedly at the forefront of this development, with 15 of the homes in this first phase built to be 35% more energy efficient than current regulations require and therefore recognised as ‘Futurehomes’, the first homes in zone one of London to be accredited to the world-leading Passivhaus standard.

Main contractors Morrisroe were appointed by client Lendlease in 2013 and have worked on all three phases of the Elephant and Castle regeneration masterplan, which is set to complete in 2025.

Vobster Architectural were proud to manufacture and supply Portland wet cast stone to the homes situated on Wansey Street. Subcontractors Lee Marley secured the brickwork, scaffolding and stonework package, expertly installing Vobster’s cast stone bays for the striking window surround that defines the terraced houses. The brickwork was carefully selected to visually pair with the stone, with the occasional white buff and glazed brick complementing the cast stone banding and colour palette of the scheme.

Copings, ashlar blocks, window headers and string courses further define the housing’s brickwork and aesthetically reflect the premium quality of the homes. Wet cast stone made the perfect building material to accent the homes and the pre-fabrication of large or bespoke panels made for straightforward installation, ideal for a busy London site location.

The cast stone accents produce crisp definition against the brickwork for a visually clean yet traditional appearance to mimic the combination of modern, ecological living with traditional architectural design. The Elephant and Castle masterplan has already won several awards, which is no surprise, as the regeneration combines exquisite design with diligent practice and sustainably led construction for an extremely successful development.
